Property line question...?

Apparently your lot was measured two different ways. The plat map is what the developer used when setting up the track. The Title shows the Exhibit A as the second way the property was measured. If your Trust Deed was recorded (yes you will have a copy), then your Exhibit A is the legal description. You could also have an easement on your property which would be the difference between the two. However, if I were you, I would get a survey done so there are no lawsuits to deal with later.
